Originally built in the 1940's, this 3,600 sf single-story "garage"-style building was a music rehearsal and recording studio for Seattle-area rock bands before falling into a state of disrepair. KDW was hired to convert and renovate the building into prime office space, with the goal of providing an anchor development that would begin to revitalize the former "Tangletown" neighborhood.

In Phase I of the building's conversion, KDW removed all interior finishes and walls to create a flexible and open office space for immediate tenant occupancy. During Phase II, KDW architects added 4,200 sf onto the building with an attractive second story, and converted a portion of the building's first floor to accommodate a new restaurant tenant. Construction of the second floor required careful coordination and weather protection, in order to remove the existing roof while maintaining the office tenant's operations.

The resulting two story building is clad with an attractive brick and wood siding exterior to reflect the surrounding architecture, which is in transition from residential to commercial uses. Inside, the building includes an open-beamed, knotty pine ceiling with small clerestory windows along the sides, and large arched windows at both ends to capture maximum natural daylight and views for the office tenants. Wrought iron supports provide attractive yet serviceable structural reinforcement. The overall space features an open floorplan, designed to promote easy communication and interaction amidst staff.

As intended, the building's new restaurant tenant successfully attracted further commercial and residential development within the surrounding area, which to date includes a coffee house, a dessert shop, a doughnut shop, a sushi restaurant, a spa/salon, and a local Seattle microbrew pub, as well as new upscale condominium residences.
