By applying written programming information provided by the General Services Administration, KDW analyzed six floors of an existing downtown Seattle high-rise building to determine its suitability for occupancy.

The resulting “test fit” space planning document provided floorplans that illustrated the room requirements for each of the fourteen GSA divisions, utilizing 17,400 sf on each of six floors (over 104,000 sf total area). The scope of work included space needs analysis, review of adjacency priorities and impacts, a circulation study, and a detailed review of the existing building’s core functions and demolition requirements.

Working closely with the proposed contractor, KDW also provided preliminary cost estimates and scheduling parameters to assist the GSA in its decision-making regarding subsequent tenant improvements.
